"The Real Cost of Selling" Calculator

When getting a quote from an estate agent, they will quote you a commision figure (usually a percentage of the value of your home + VAT). However, have you ever considered what the real cost of selling your house is?

The real cost calculator works out how much equity you have gained on your property (that is, the growth of your property value since you bought it), and works out what the estate agent's commission represents as a percentage of that figure - the amount of actually money you have made on your property.

It is quite revealing just how much the estate agent's commission actually represents in real terms. For most people, the growth in their house value represents one of their biggest investments. For many it acts as a kind of pension. For example, when you reach retirement, you might downgrade, selling your existing property and moving into a smaller home. By doing this you would be freeing up capital to live off.
